Liveability is important to buyers in the region, and there’s been a notable shift towards intangible aspects such as belonging, peace of mind, and diversity, beyond public transportation and green space. Mississauga is a city celebrated for its multiculturalism, prioritizing initiatives which foster social cohesion and cultural vibrancy.

Affordability remains a concern, but alongside it, there is also growing emphasis on safety due to increased crime in the area. Demand in the region is currently being driven by city lovers with kids, suburban families/move-up buyers and first-time homebuyers.

In Q1 of 2024, Mississauga’s City Centre was the most desirable neighbourhood with 194 sales. Boasting a vibrant downtown core, City Centre offers an array of shopping, dining, entertainment, and cultural attractions, catering to diverse lifestyles. Its strategic location, with convenient access to major highways, public transit, and Pearson International Airport, enhances connectivity and mobility for residents and commuters alike.

Ongoing urban development initiatives, including mixed-use projects and infrastructure upgrades, signal sustained appreciation in property values and investment opportunities.

With its dynamic urban environment and promising future prospects, Mississauga’s City Centre emerges as the top choice for savvy real estate buyers seeking both lifestyle and long-term growth potential in the region.

We asked RE/MAX brokers and agents to weigh in on their market, and help identify some trends and the best neighbourhoods in Mississauga. Here’s what they said.

Top concerns for homebuyers in Mississauga are:

  • Affordability: High property prices pose a significant challenge for buyers, especially first-time homebuyers, in Mississauga. Along with the cost of properties, additional costs such as condo fees are another cost factor homebuyers are considering when purchasing a condo.
  • Limited Inventory: The availability of housing stock is constrained, leading to intense competition among buyers and potentially driving up prices.
  • Commute Times: Traffic congestion and limited public transit options can result in longer commute times, influencing buyers’ decisions on location.
  • Property Taxes: The cost of property taxes in Mississauga can be relatively high, impacting overall affordability for buyers.

Advice to homebuyers

“Homebuyers should assess neighbourhood amenities and accessibility before deciding what to buy,” says Charles Park, Broker/Manager, RE/MAX Realty Services Inc. based in Mississauga. “As part of their assessment, they should also evaluate the property features, and future growth potential (equity) of the home.

Charles adds that community safety should be considered, to determine which parts of town are more desirable than others.

“Work with a broker to ensure you’re making the best possible decisions for your needs.”
